Floor plan help
We need help with the floor plan for the upstairs of a house we just bought. We have some ideas but would like to know yours. Our wish list:
- A slightly bigger master ensuite - but no need for a bathtub here
- A bigger closet in the master
- More storage in the main bathroom
- A linen closet OR enough room in the master closet for linen storage and clothes storage
- We'd like to keep costs down - so if possible would like to keep bathrooms where they are

Carolyn Albert-Kincl Design My idea depends on your willingness to give up the bedroom that is adjacent to the master bedroom. I'd tear down the wall between those two bedrooms because the master seems way too small to me, and I'd add about half of the gained space to the master and turn the other half into the master closet. I would incorporate the master walk in closet into the master bath so that you could have a larger vanity or possibly two vanities on opposite walls. The current master sink area would be turned into the linen closet.

lefty47 HI -- The only way you can do anything is to use the bedroom beside the master. Keep the master entrance door but close off the other and remove the wall between the two rooms , then the whole wall to the right side in the upper right room on the plan could be closets wall to wall.Then pull the door for the hallway walkin closet forward to the hall. Now the master closet can have a linen clost at one side and a bath vanity w/sink in the other closet. Now the little sink in the master bath once removed could have another storage linen cabinet there. For the main bath you could put storage above the mirror and toilet. That's the best that can be done.

pcmom1 Can the bedroom on the right go?

Or can you go to the other side, meaning can the office/bedroom become your new master?

Dytecture I agree, this is a well laid out floor plan for that period, and there is no room for making anything bigger without shrinking other areas on the floor.

Charmean Neithart Interiors, LLC. Carolyn's idea is great. Doesn't involve any new plumb lines. just moving walls. You can always have that office become a bedroom if two additional bedrooms are needed upstairs. If an office is required consider the existing walk-in closet as a small desk area. the master closet can be created on the other side with the newly acquired space from the corner bedroom. Lisa Jenkins I really like Carolyn's idea. I made a minor change and added much needed storage to the hallway. Apologize for the primitive plan but I didn't feel like redrawing.

Carolyn Albert-Kincl Design Thanks, Lisa. It's interesting to see some of what I envisioned drawn out and I don't find your plan at all primitive. Quite well done, in fact.

I'd like to see the master bath have direct access to the master closet without having to walk back through the master bedroom. I'd include the skylight in the master bath as that space isn't doing much good in the bedroom and would allow a pathway from the bath to the closet. I don't think the hall closet needs to be that large. Ideally, I'd like to give the master toilet some extra space and would eliminate that linen storage area that is crowding the toilet. I'd make up for it by putting a cabinet above the toilet.
