Desperately Need Some Ideas/Suggestions to Amp Up Curb Appeal
We are in the process of buying our first home and while our backyard will be simply amazing after renovating the pool & deck area, we don't feel it's reflected in the front of the house. We are looking for any advice to update the curb appeal. We were considering widening the 2 upper windows, possibly adding shutters, considering replacing the vinyl, creating moldings around the garage doors and possibly reworking the entryway but really have no idea if those fixes will be a drastic enough change. Any suggestions at all would be greatly appreciated. Thanks everyone!

Darzy If you have the budget for you ideas, I say hire an architect and landscape pro. It will be so worth it. EVen just professional landscaping can transform the home.

Install shutters for windows above the garage. Install planter box width of the 2 window/shutters. Plant bougainvillea or colorful flowers with a trellis for climbing plants. Shutters & planter for window below the bay window (w/flag). Vertical plants on left of garage door.

CASTLE Design Studio LLC Congrats on your first house! I agree with your ideas, love a gray, white, black scheme. I would add lush green plants to further the classic style. Foundation shrubs (evergreen) and trees on each side of the house (probably remove the large shrubs on the right) as Phase 1. In the future you could widen the lower portion of the stairway to create a sitting area with white railings, pots with flowers. May you have happiness in your new home.

tinatinatina2309 Wow! Thank you all for your help! normie94563 - really appreciate the photo you posted, shutters make a HUGE difference! I was considering getting rid of the vinyl siding but it's in very good condition and I wasn't sure what type of siding to replace it with but the shutters make all of the difference. Darzy - I think you are right in consulting a pro, makes sense to invest in a professional rather than making changes on my own & hating them. Vikrant Sharma Homez - appreciate your offer for e-consult, sadly, I am NOT a DIY-er. INSIDEOUT Modern and Traditional - thanks for your input on the stairway, I completely agree, I'm going to search for some ideas. Is it just a photoshop program that everyone seems to be using to make adjust photo's? Thanks again for all of your advice.

Wow Great Place I am not one of those photoshop people, so I will just describe....

LOVE the idea of adding shutters.

And when your roof gets to the point of needing replacement, consider a much darker roof, to give the house more contrast against the grey siding.

Also, the columns flanking your front door seem really spindly and skinny. Consider beefing them up to give the home more of a grand presence.

You've got a LOT of front yard to work with! Landscaping will be critical, and I would advise having some plans drawn up, even plans that can be added to over time if you can;t do it all at once.

How about a great fountain in the middle of the circular patch of grass? Seems appropriate, given the gated front driveway.

eztia I would hire an architect and a landscape architect for your project.

If you choose to add shutters, it is much nicer is they are actually functional. I like hardware from Germany for working shutters.

In terms of energy movement through the space, Feng Shui would place a round fountain in the center of the lawn in front of the doorway.

In terms of the planet, a lighter roof such as the one you have now reflects more heat and keeps the house cooler in the summer, rather than absorbing heat.

tinatinatina2309 Thanks, Wow Great Place, completely agree with you on the columns, the front entrance is a little too plain for my tastes. Both you and tipi agree on a fountain in the center of the lawn which I was initially shying away from because I wasn't sure about maintenance/cost but it does look rather plain with nothing there. I'm excited by everyone's comments and am now hopeful that we will have some good options to update the look! Thanks!

Custom Home Planning Center The shutters will help, but if your going for a transformation I'd back off the circle drive about 16' and use concrete pavers that allow for guest parking: http://www.bing.com/images/search?q=image+grass+pavers&qpvt=image+grass+pavers&FORM=IGRE
Then I'd extend a entrance porch in front of the double windows that is up a couple of steps, then turns toward the door go up a couple of more steps to a few more steps and a welcoming covered third deck in front of the door. On a larger scale I'd move the garage doors to the side and do the porches where the old garage doors were.

tinatinatina2309 Custom Home Planning Center, appreciate the idea of an entrance porch although I can't get a good visual of exactly what you mean so I will search for some photo's that reflect that. Your idea for the concrete paving is great because it's so much more functional.

Wow! Dramatic entrance with the Gate, my suggestion is to beef up the stairway, instead of cement, make a wooden darker stained deck wider and add white round pillars under the roof of the entrance doorway, and taking the white iron away and adding black rod iron. with that, repaint or reside the house with a darker color, like the landscape...not too dark...just a few shades darker greenish...then add the shudders, but also adding rod iron planters underneath each window with white and vibrant color flowers for a dramatic effect. If you have a bigger budget, think about a circular round smaller hedge planting one or two feet inside the driveway circle and using a statue of some sort for a fokkle point when driving up the driveway...and wrap the same dwarf hedge on the outside of the gate with weeping trees planted ever so often to soften the driveway. I agree there should be a sitting area off the front step, but make is a patio with black pots that all match with grasses of color at the end of the steps and on with side of the house, being the sitting area in front of the bay window. Hope you could paint the picture I am seeing! Best Wishes!

Absolutely realize that the stairway needs attention and definitely looking to go with a wooden darker stained deck, possibly with painted white in between the steps. Do you think if I incorporated stained wood in the stairway that I should consider staining the garage doors the same color or would that be too much?

Roots and Rafters The shutters idea is great! I would also suggest some colorful plantings underneath the bottom window to brighten up the color scheme -- which is a bit somber with the grey house, black shutters, and dark green trees. Pink roses, bougainvillea, and some small flowering bushes would really make the house look more welcoming and pretty, instead of stark, as it is now. Though flowering bushes come in most any color, pink goes very well with both grey and green -- so if you like pink, that's definitely the way to go.

tinatinatina2309 Roots and Rafters - Charlotte, thanks for the examples, I do love pink and see how some color will make a dramatic difference. I have a green thumb so landscapers will be handling this project, however, what happens in the wintertime or whenever the flowers are not blooming? Are any of these plants somewhat pleasing to the eye when not on bloom?

imprvpro Just a suggestion. A deep burgandy, or another "pop" of color that you like either on all the white trim or just on the bottom half of the house with the same color for planter pots on the steps.

Roots and Rafters Rose leaves are very lovely in spring -- light green, and a very interesting texture. Crape myrtle leaves are similarly interesting, and the bushes bloom profusely. The white tree in the picture (my grandmother called it "Japonica" but I'm not sure of its actual name) has lovely glossy dark leaves that are very pretty. The tree blooms from spring to fall, so you get a lot of pretty flowers over the season. Camellias also have glossy, dark leaves that are pretty when the tree isn't in bloom. Daylilies have upright, spear-like leaves that are quite pretty. Salvia is another great choice. Hope this helps!

J.T. Design Split level homes are inherently ugly and difficult to glam up. But there is something that can be done to any split level home. Add a well defined entrway by removing the closet at the top of the stairs, add another 7 risers up to create a new 3rd level landing which cantilevers out over the front door, extend and expand the roof towards the street and add a large accent window in the new loft space, Approximately 7 to 8 feet wide by 8 to 10 feet deep. A new interesting roof can then be added which gives the broad facade something of scale. If I can find the image, I'll upload it.

tinatinatina2309 Although slightly annoyed that you called our split level home inherently ugly, LOL, I do think you have a great idea here and please do let me know if you can find an image. There is not a closet door on the landing in the home, but rather a larger coat closet on the first floor, immediately to your left in the hallway. Do you happen to have an approximate idea on how much a project like this might cost? Also, did you take note of the back of the home and do you think making this addition would change the view from the backyard (which we love)? Thanks!

michigammemom I would suggest adding a stone facade to the lower half of your split level for an upscale look. I also love Roots and Rafters color suggestions and Sig's ideas for integrating your grand circular drive into an overall landscaping plan.

Roots and Rafters The stone fascia idea is a lovely one, if your budget runs to that. I'm a big fan of the round stone look, but a more organic field stone type of veneer is beautiful too.
