Basement Office, Guest Room Furniture Placement
We are currently remodeling a 139-year-old house, pursuing LEED Certification. We are keeping it close to the original footprint with 1357 total finished square feet. The lower level has a nice room which could be a cute little Home Office, Art Studio (place for a small easel, paints), sometimes Guest Room (pull out sofa?). The floor has radiant heat and will be tiled with porcelain tile (cream, grey color). The room is SMALL, 17' long by 8' wide. I need your help arranging furniture so that it is useful as an Office and Art Studio most of the time and as a Guest Room some of the time. It has a large South facing window looking out to a shallow window well and the back yard. We are planning to put track lighting in the room. It is a blank slate now so bring on any and all suggestions! Small, enviro furniture ideas are especially welcome. One more thing, we are downsizing from a much larger house so we sold almost all of our furniture when we sold the house. Thank you in advance for your design ideas.

reginacucina Thanks, this is really helpful, I love Linda's style and the corner desk would be a great sace saver under my large window. I'm having a hard time with furniture placement in such a narrow room, mostly where to put a guest bed or pull out sofa.
