HELP converting 1 bedroom to 2 Bedroom... condo
Hi Everyone!

I would like your assistance on a project that I am working on. We are looking to convert an older 1 bedroom condo (836 sq ft) to a 2 bedroom so that we can lease it out.

We have 2 options
1) convert the solarium (3.40M x 2.43M ) that we can close off to make a small childs bedroom (with window),

2) Close off the dining room (3.78 x 2.76) to make the second bedroom (no window)

In your opinions which room would you close off for a 2nd bedroom to make it look legit (as we want to lease it out).

ALSO
we have the option of either drywalling or using glass sliders (Ikea style- see attached) to close off the room, which one would you do?

decoenthusiaste Are you not allowed to lease out a 1 bedroom? I'd try that first, and if you get no takers, then do the conversion.

jazzyz29 Yes we can, but we will be able to get more money from a 2 bedroom.

decoenthusiaste You can probably get more money from a two bedroom if it is an actual two bedroom, and not a sliver of a second bedroom or windowless. The investment may not be worth it. I think advertising the solarium would be helpful. Then upgrade what you have so you can increase the price by offering a better quality of life and a richer looking lifestyle in the one bedroom.
