First "Before" Pictures of our new home; work starts this week!
We bought a brick ranch home built in 1973, and we are located in the Southeastern U.S. I thought it would be fun to post our progress here. Normally my husband and I would do all the work ourselves, with the help of my handy father. We did this very thing with our previous home. But we now have two small daughters, and my father is busy with his own fixer-upper these days. So we are hiring a contractor for the first time in our lives to do some major (to us) renovation, and we will follow-up with cosmetic work ourselves.

Since our budget won't cover a living space AND kitchen remodel right away, we decided our first priority was to eliminate the formal living room and turn it into a formal dining room. In the process, the family room will be enlarged. This involves moving a load-bearing wall, replacing flooring, and re-routing electrical. The contractor will do all of this as well as paint (a totally new thing for us..I'm nervous!). The old formal dining room will later be incorporated into the kitchen as a keeping area/breakfast room. Boy, the kitchen needs a lot of work too, but one step at a time.......

renge1981 What a great space! Could you help us get oriented? Where's the front door? Is the room with the fireplace the current living room? Is the room with the wainscoting the family room? Thanks!

chipmunkmom Yes, I will orient! So the first photo is one I took while standing in the open, double doorway front entry (which is tiled). To the left is the current formal living (soon to be dining). Ahead, through the louvered bifolds is the hallway and family room. the second snap is looking through the formal living into the current formal dining. the third snap is from the open front door thru the hallway and into the family room which has wainscoting, a fireplace, and french patio doors on either side of the fireplace. (there is a sunroom behind the fireplace). In my second comment, the first pic was taken while standing on the right wall of the family room (fireplace to my right) and looks through an open door into the kitchen. The terracotta paint below the chair rail is the current breakfast nook area. the next pic is of the hallway, and the last pic is taken with the fireplace to my back and looks back through the hallway and out the open front doors. Now that I've described all of it, let me attach the original floor plans and the remodeling plan:

eftwendy The best advice I have is to decide to enjoy the process. My husband and I are doing all the work ourselves and living in an RV on site while we work. We are in month 8 of a 4 year project. Ignore the dust. Have fun!

mpoulsom I hope you have a nice contractor to work with...I am a DIYer myself, but HAD to work with one on a few things because of the type of loan I had..choose carefully and make sure that you are on the same page with your contractor. I did not have a pleasant experience and hopefully will not have to do it again in the future. Good luck! Looks like you have a wonderful house to work with and to make a nice family home! cheers!

chipmunkmom Mpoulsom, I hate to hear that. So far so good with ours. We met with him about 5 times before we started, and he seemed to be totally amenable with us taking our time deciding what we wanted. They are the fastest workers in the world, but that gives us time to watch as they go and make minor changes to the plans.

chipmunkmom More pictures...the wall has been moved, rough openings cut, and sheetrock is going back up!! Paint colors picked: bigger family room (with fireplace and french doors) SW Muslin, new dining room will be SW Austere Gray. Flooring will be 5 inch hickory finished on-site with either a special or dark walnut stain.

chipmunkmom Forgot a picture of the family. Unfortunately, we are having to re-stipple the ceiling b/c we don't want to have to unstipple every ceiling in the house!

chipmunkmom Stained and drying. 60% mineral spirits, 40% dark walnut, with about half a quart of jacobean. I wish I'd cut the thing more with mineral spirits. but hopefully it will grow on me. First topcoat tomorrow!

chipmunkmom That is Sherwin Williams Austere Gray. But be careful! It sometimes looks green, sometimes blue, and sometimes gray. It really depends on the amount of light in the room

chipmunkmom Tanito, the color you see behind the chest (Austere Gray) is the same color in the photo next to it, and the same color you see on the walls with the new hickory floor. Which, by the way, was a disaster. It never bonded, and now that the poly is on, the poor sanding job is revealed. We will either have it refinished if it bonds or new wood installed. sigh.

chipmunkmom Oh my. What a horrible experience we have had! No, I have no more pictures b/c the wood floor did not adhere properly, and they sanded and finished it on the same day it went in. So there are sanding marks all in the finish, and now they have drilled no less than 40 holes in the floor to shoot glue under them to get them to bond. They will sand them back down after that is repaired and re-finish the floor. Meanwhile, some lights are no longer working, the paint job is flaking off, and a PRE-HUNG door is crooked. I didn't even know you hang a pre-hung door crooked! I am afraid that we picked the wrong contractor who uses sub[-par subcontractors. Here's some pics of the hardwood flooring finish debacle. I promise, when we get this all straightened out, I will post pictures! Hang in there with us!

chipmunkmom on the top left, there are chatter marks and sanding ridges (the chatter is over the whole entire floor where the drum sander was). Top right, edger swirls. Bottom left, halo around edge where the wood grain was tighter and didn't accept stain evenly. Bottom right, 3-4 sanding ridges and chatter. The sanding ridges are the most serious problem, and they were left every 8 to 12 inches over the entire floor.

chipmunkmom Okay, so the floors were refinished today. I went over everything with a magnifying glass, and the installer was on his best behavior. We worked together with a custom stain and lots of palm sanding to produce this! Oh my goodness, it was worth the wait! Now I hope the oil-based poly won't change it too much!
