Help me create a kitchen layout .. plz :)
This Spring we plan to remodel our kitchen. The floor tile is already purchased. It's a glossy beige color with speckles. The appliances are all purchased too. Right now they are in storage. The fridge is a 48" built-in, we have double stackable 30" ovens and a warming drawer. A cooktop, built-in microwave, dishwasher, ice maker (in photo), wine fridge (in photo). Good news is these appliances and tile is already paid for :) The bad news is we can't figure out a good layout for the kitchen. Attached are pictures of our current kitchen. We are looking to move away from the Miami Vice look, into something more modern. We like the flat face cabinets and would love to keep them. I'm not sure if it would be worth stripping them and staining them. These cabinets were custom built when the house was built so they aren't like the ones you buy at the box stores and put together. I had a builder tell me to think of the cabinets and countertops as one entity. Right now we are leaning toward dark brown stained cabinets, white countertops (maybe corian), all appliances are stainless steel, beige tiled floor. We will do the demolition work, tile work (maybe), and some of the other work like painting and such to again keep costs down. I have two main questions: 1. Does it seem possible to do this remodel for under $20k, 2. Any ideas for a good layout? Attached pics is the current kitchen, I think you'll agree a remodel is certainly in order :)

Fedor Construction Specialties, Inc Under 20k? Doubtful, however, you have already purchased the tile and appliances. Depending upon your layout and cabinet grade and style choices, it could be done for under 30. Just remember that you get what you pay for when it comes to remodels.

Rob Nowak Yes, we have a basement. We are open to taking our the desk area and using it for something else. Yes, we want to integrate the wine cooler into the new kitchen. The two 4" x 14" beams are structural. I've attached a couple pics of the blueprints thinking that might help. Hopefully the qualify is good enough to get a general idea. Unfortunately these are copies of the original blueprints and they aren't so great to begin with.

Fedor Construction Specialties, Inc Having a basement will make it easier to move plumbing to new locations for a more total makeover. I suggest turning the desk seating into multiple pull out pantries, the old pantry and part of your existing refrigerator space can become space for the new 48" built in fridge. Along the existing sink wall, the double ovens, cooktop, and a microwave mounted to a cabinet above. Instead of an island, you could turn the corner near the existing sink and create a peninsula that would house the sink, dishwasher, and wine cooler. If you want to still utilize the peninsula for additional seating, I would maintain the counter height and extend the counter 12" beyond the backside of the peninsula cabinets. My sketch isn't to scale, but it is at least some input for you to consider.

Fedor Construction Specialties, Inc Okay, the sketch isn't doing what I wanted. I think I turned the sink back too tightly, but you hopefully get sort of the idea. Your work triangle between the sink, fridge and cook surfaces should be pretty workable, and the multiple pantries should give you a lot of extra storage. I sketched the wine cooler facing out toward the seating area, but it could just as easily be on either side of the sink. If you want to integrate seating, make sure you add pilasters and corbels to carry the weight of an overhang.

Rob Nowak Fedor - Thanks! I like your drawing, these are ideas I hadn't thought of on my own. I'll have to work this some more to see how everything could fit. We had hoped to squeeze in a separate eating area, but that may be wishful thinking. I'll post my drawing once I think this through a bit more. I did check out the website you recommended. I think for us this style may be too traditional. I think we're looking for something more modern. We tend to like flat face cabinets (I know, boring to some, but we just love them). I'd hate to use them for design help if I have no intention of buying anything from them. You've been super helpful. You Rock!!

Fedor Construction Specialties, Inc You're welcome Rob. Keep looking, there are plenty of cabinet companies that make flat slab doors out there. I have a pro partner account with them, so about half or more of the designs they do for me don't get used because I don't always win the bid. I'm glad I was able to give you some inspiration. You may want to search for European style frameless cabinets, too. Lots of flat slab options, some with bright metal finishes that are ultra modern.
