Madeline Gorgeous! When you say tight budget -- do you mind giving a dollar range? I've got to help a friend with a bathroom upgrade and he's terrified of going over budget the way his contractor forced him to with his recent kitchen upgrade. BTW I like the way you did the tile backslash especially. Very nice work, pat yourself on the back!
benel204 This is Amazing! How on earth did you do that for $2500?? Would you mind breaking down the expenditures? We have a hall/guest bath and I would like to reserve some of my budget for a similar budget re-do. I am inspired and enthused to hear more.
Designs by Kav Vanity - $811.00
Faucet - $50.00
Tub Faucet/mixer $255.00
Accessories $91.20
Main Tile (Linen Finish from Floor n Decor $150
Accent Tile $76.00
Lighting $108.56
One piece Toilet $130.00
Mirror $50.00
Paint $30.00
Labor $750.00
$2,501.76
I got relatively cheap labor to remove existing vanity, remove all existing tile, install main tile in the shower areas and change toilet. I did the painting, grouting, caulking and finishing work on the accent tiles myself to save some costs for the detail oriented job like the backsplash. I also ended up using the existing medicine cabinet painted in a dark chocolate brown and then used a $6 canvas that I painted myself and put it on as a door for the medicine cabinet because it would open into the sconces
benel204 Designs by Kav, thank you so much for the breakdown. That gives me hope I might be able to do something similar.
You forgot on "item" on your breakdown:
Flair for design = Priceless!

Since I don't have design flair I appreciate people who do, then I can model their approach.
I appreciate your generosity sharing this information.
benel204 As I've been doing research now on vessel sinks, seems there is some potential problems with splashing. Do you experience that with the one you installed? I like the look and shape. Also seems that your faucet is back far enough to avoid splashing. Any insights?
Also, was the sink part of the vanity -- all in in one unit?
Designs by Kav I don't have any issues with splashing at all because 1) the sink is wide enough even though its a vessel sink and 2) the faucet is not too high and drops water at a comfortable height. I think the problem would be with small round vessel sinks that have tall faucets. This was an all in one unit from Costco

I wouldn't call it the best quality product I've bought from Costco. I bought another vanity that is far superior quality-wise (double sinks) for a great price. But it was not a bad buy considering the thick granite top and the design of the cabinet/sink.
I was extremely happy with the quality of the vanity (wood fronts, soft close et al). I would highly recommend looking at the vanities Costco carries. For the quality and materials the price can't be beat.
benel204 Oh, wow! I just spent quality time on the Costco site looking at their vanities.
Thanks so much for the tip!
You're master bath is beautiful! What a transformation.
Mine is similar (outdated) and maybe I'll do a similar Costco route for the vanities.
Southern Patina Interiors Kav - what a nice, simple, yet elegant composition.
Questions for you
1. Did you apply the band of tile over your existing tile around the tub?
2. With the tile around the vanity - it's hard to see, but you did your design, then grouted, and there's no tile finishing off the raw edge? Can you post a close up picture of that. Thanks so much. and again, Great job.

1- No I removed the existing tile. I was lucky in the sense that they had slapped two layers of wonderboard and one layer came right off with the tile. So I didn't have to worry about waterproofing/hardibacker again.
2- Yes there's no finishing tile around the edge. I caulked and painted the caulk the same color as the wall color. The glass/stone tile mosaic I used didn't have any rough edges that I needed to deal with so it turned out nicely with the caulking/painting.
Southern Patina Interiors Kav - Appreciate the picture of the backs plash. I love this and will probably do the same for my bathroom - sorry I'm copying, LOL. Thanks so much for sharing your ideas with us.
Paradise Restored Landscaping & Exterior Design You are very talented and very generous - enjoyed your feedback immensely - the makeover extremely successful!
