Formal dining room?
i have a formal dining room off my kitchen. i have an eat in kitchen area directly in front of the entrance to the formal dining room. i also have a kitchen island that seats 4. can i turn my eat in area into a sitting area for coffee, etc and open up the entrance to my dining room for eating most meals? Will I hurt the value at resale??

decoenthusiaste I think it depends on the market. Young families with kids probably won't be too interested in a formal dining room. However, older couples who entertain might be. Speak to a real estate agent about the neighborhood you live in and what type of buyers are moving into it. If there is a nearby school, you may be able to count on selling to younger people. If you plan to be there 5 years or more, do what you want and don't worry about resale.

clerkshipwanted thanks - if we do this, its because we plan on being there for more than 5 years. also - i don't think we will do much structural work - if we open dining room it will be just a little wider than current dining room and we will probably add doors of some kind. so they can always turn it back. i just have these three dining areas basically in a right angle - its overkill when you look at it!
