Need help to fit a powder room into the living and dining space
Attached here is the plan of the proposed aptment under construction. We plan to attach the common toilet shown in the plan to the third ( guest bedroom). The living space ( including the dining space) is about 27.3 ft and 13.3 ft in size.

I would like to include :
1. a partition between in living space and dining space. This would hold up the TV wall mounted with the various 3 ch speakers and also act as a divider between living and dining.

2. And would like to include a small powder room at the end of the dining area. I think it should be okay to have a 4*4 space for the powder ( one small basin and WC). Any ideas on how to save the floor space , i was thinking dry wall/ Wood. Which would be cheaper option?

Could you please let me know if we could squeeze in, space for powder room and use the light from window at the end of dining/ or an over kill?

thislittlehouse Why do you need so many toilets? I count four on the plan and you want to add an extra one?

anumaura why not divide the toilet-3.. are there any bye laws on that?

you said it's an apartment. depending upon running stacks, can't the service toilet be positioned with in current utility to touch dining area?

sangitap @ thelittlehouse: The utility room toilet - is a maid/ helps toilet, and the common toilet that you see here , we plan to close the current door towards living space and move it inside the third beroom - used as guest rooom. I would like to only one small powder room only for guest for dinner ( only if possible).

@Anumaura: Thank you for the comment ,I like it actually.. just thinking if the builder will allow the change.

anumaura am assuming this is a concrete structure, when shifting service toilet to utility area, and if there are apartments above, then running extra lengths of supply/drainage lines & introducing a structural sink slab (if this is concrete) under the new location can be charged extra..

it will be easier to divide the 3rd toilet. all services will be already available. only, do check on supply & drain pipes capacity as load is increased on the same pipes which were serving one toilet earlier..

4isablessing Why not use bath room 3 as a jack and jill bath where you have access to the bathroom from the 3rd bedroom and the dining area? Is that possible?

JWinteriors I would not put a wall up between dining area and living room! You will chop up your space. Put your TV/speakers by or on fireplace wall. This way, you can entertain and everyone can see the ball game going on...or you can watch a show as you sit at the table. Plus it makes getting around your dining table a real challenge.

JWinteriors I would even cut back the wall on the right that enters your kitchen.

anumaura You can add a mock-up between living n dining such that there are no doors, I-e wall does not touch other walls n allows entry from lower n upper, both ends... Like an island.. So it's not complete division yet partitioning..
Tv is good where it is..

sangitap Yes @anumaura....that's the plan . I only want to have a small enuf to hold the tv stuff, not touching ceiling or the side walls just so we divide the space.



@Jwinteriors, I plan to break up the entrance wall of kitchen and include a island /exits counter so it can used as a breakfast table. I think jack n Jill will work ...

sangitap The partition would be like the one in the photo atta he'd above with no doors. And probably not upto the ceiling too
