Need Help with Designing my Living Area
I am about to buy a condo and the unit I'm interested with is unlike the model unit so I can not really use the ideas presented there. The unit will be turned over bare, meaning we will be the ones putting in the finishing and the appliances, in addition to the furniture. The floor area is very small as this will only be our vacation home, so barest minimum is required. The measurements shown is in meters. It has a second floor where the bedrooms will be located, but I am more concerned with the lower floor (kitchen, dining and living areas). Thanks in advance for your help!

Trying to work out natural light: Do you have window or sliding door? Is that the only source of light into the room - by the kitchen?

Dytecture This is a tight space. Here is one option a love seat by the window and small dining table along the right side of the plan.

Sallie Cabrera ASVInteriors: unfortunately, that's the only source of light. they are windows.
Dytecture: the measurements are in meters. not sure if you forgot to take that into consideration.

ASVInteriors Where Dytecture placed the table, you could place a sofa and two small chairs on either side to create the seating area - either the sofa faces the kitchen or if you can fit it in by the window facing the door that would be ideal. That would fill up a 2.10m squared area.
I would then recommend placing a narrow desk like plank of wood along the stairway where you can place some chairs for a bar. I don't know what your stair railing or finishing is like, but I am trying to use that space for dining so you are not cramped and you can still go from kitchen to eating without interfering with sitting

Sallie Cabrera Thanks ASVInteriors. I'm thinking putting the sofa by the walls facing the kitchen, and having two-ottoman-storage as the coffee table in addition to the two chairs. Under the stairs, would it be good to put the fridge there (as the builders have proposed). I'm thinking along this line (see photo) but I won't cover the upper portion of the cabinets and use it as an extra counter.

Dar Eckert Do you have option to chage the bathroom layout? It looks like you are wasting space by the shower. I would put the stool and sink on the wall that shares with the stair. Move the door as far as possible toward the stair and put in a corner shower where the toilet is now. The way it is situated now you will see the toilet from the living area and that is a pet peeve of mine.

Another option would be to slide the toilet and sink toward the window but put the toilet nearest the window then the sink by the door. It will be on the same wall as it currently is. The area under the window could be used for storage or reading material. Then put in a pocket door instead of a swinging door. Same option for the shower.

eagledzines Here is another idea.

The seating area is built in and surrounds a table. You would also have storage in flip up tops in the seating.

ASVInteriors Well done for the download and working out a design.

I would worry that the table will block the only light into the room. I suggest turning the dining room table round so that it fits where you have your sofas. and then to move your sofas to the wall cabinet/stairs so they are perpendicular to it. Could they fit? This way you will still gain lots of light and you will have a defined sitting room area. Sorry I am away from home and don't have my software to work this out for you.

Dar Eckert I understand that you will be using the table for food prep. Consider getting an island there with stools would be more useful. Personally, I would put a round table by the stairs. Not sure if a banquette would fit under the stairs for a cozy dining area. Thats why I think the location of the stool in the bathroom is critical.

jgoodmon How about a Long Island with stools parallel to the stove/sink wall, but extending further toward the stairs and not up against the window? It would serve as counterspace, storage, and an eating area. Tables take up a lot of space.

jgoodmon I was thinking something like this.... I don't think you have room for two loveseats and seating at the island. Will you need/want a TV in this room? I have some ideas for that as well.

Dytecture @Sallie Cabrera ... Definitely, the measures couldn't be in imperial feet and inches ! Why would you think I have 'forgotten' about it ?

jgoodmon, I like the island - thanks! freeing up space on the window would be good as there would be excellent views of the sunset on that side. and yes, we would want a TV for the kids - how do we do that?

jgoodmon Sallie, do you have any interior pics from a model condo? I assume your unit is under construction. A couple of ideas come to mind for the TV, but without actually getting a visual for the builder's planned cabinetry, ceiling height, etc., I'm not sure what to recommend exactly. A couple of ideas you could play \ include a little pop-up flat screen tv in the kitchen island, a flat screen installed flush in the stairway wall (but you'd need to be able to angle it toward the seating area somehow when in use (see not a great idea), a wall-mounted flat screen above the fridge if there is room (need to see how the stairs are framed above), or installed in the island facing the seating area with receding doors to protect it when stools are there... On the other hand, maybe the TV should just go upstairs. :)
