Design challenge, Furniture and tv placement in great room
My challenge is moving from a Condo in town, to live at the Beach. The new Townhome has a great room, instead of where we are now, our rooms are separate, kitchen, and dining room...will now be all in one room. The room is the same size as our current room, but will have ALL of our things in the same room, like dining room table, and kitchen will be overlooking this room also. At present time, we have a very large 72" Flat screen console, although the Tv is 47in. and we also have a 91 inch sofa, and matching loveseat, both off white leather. I want a coastal beachy look..totally dislike modern.
My dilemma ...working all this stuff in there, where to put the TV, and the furniture.Is the 91 n. sofa too large for the room, should we get 2 loveseats instead? Should we get rid of the 72 in console? The townhome is actually larger, but feels smaller because it is all in one room. Bedrooms upstairs are 2 masters. I am attaching pics of our living room NOW, with the furniture we have, and then the town home at the beach which is empty. You will notice, that there is no room for built-ins on each side of the fireplace..the kitchen will also be remodeled, and extended around 14 inches into the same room.
I have been thinking about this for a month, and now we are getting ready to move. HELP??????? As you can see, I took the pictures of the empty great room from all sides, the view of the stairs, and the fireplace. etc. The room is only about 18feet wide X 16 feet deep, another problem.

Mary PS...the picture of the furniture, is not the one I ment to upload, we no longer have the high top table, I tried to delete that pic but could not..I will attach a couple more of my dining table, and the tV and cabinet if I can. The wall that you see surrounding the kitchen which looks boxed in will be taken down, and the high bar will be a lower granite countertop wider and will have low bar stools. I really love my farm table, and would hate to part with it. This is going to be tough. Also, the floor will be Tiled, probably with the porcelain tile which is planks that resemble real wood.

LizaJane Based on the photos that you have posted, I would recommend putting the TV/console under the window on the right side of the fireplace (if the console will fit). I would place the largest sofa on that wall and create an L shape with the love seat. You don't have a photo of the other side of the room, but I assume there is room to place your farm table and chairs.

If you are going for a beachy look, I would get rid of the black and work with navy blue. I have attached some photos for you to see.

I would repaint a nice creamy white and then add your blue accents. Sisal rugs would be great.

Recreate and Decorate What about mounting the tv above the fireplace? And pulling the sofa off the wall and place it in front of the fireplace if it will is not too large. Place the console on another large wall. If you are at the beach, i agree , you got to pull in some of that!
I'm in Florida too, but not lucky enough to be on the beach! Enjoy!

Mary I agree, the black and white rug has got to go, I fell in love with it last year and had to have it..I was going for the Caribbean look, but it wound up being way too modern for my taste, whatever my taste is..lol I have a lot of taste's so it is really hard for me to pick one..I love white, shabby chic, vintage, dislike nautical, but LOVE all white. I thought about the TV over the fireplace, but really hate that look. This is my fiirst fireplace, and I really want to make that spectacular, that ugly Mantel piece is going too, we will frame in the fireplace, and paint it all white, and build a nice mantel. The window is too low to put the console there with a tv on top, don't you think? I Love a lot of light, and don't want to black that. Yes, the other side of the room is where the farm table will go, but the kitchen is like RIGHT there, so that will be a tighht squeeze..but taking down that boxed in look around the kitchen will open that up, also the ugly cabinets, and light in the kitchen is going bye bye . Here is a look at the ugly kitchen which will be redone also.

Mary LizaJane, those are beautiful pictures, and i love the look, just not navy blue..I am not a blue girl, but more greens, and seablues. But love the idea pic's

Mary Oh...and the ceiling fan is going bye bye also. lol I wonder if I should paint the consol and the round coffee table white? Or.. start over with a new one. At first it seemed like it would be easy to place furniture in this room, but it is narrow, and not very wide. When the carpet is gone I think it will look larger, I hope :-)

Kelly I am not sure how you live, but my first thought was flipping the space- put your dining table near the patio door. And the use the FP area for talking and reading with two chairs and a small table. Then put your living room so the TV is on the wall near the stairs. Face the sofa to that wall- but pull it so that you have a 4' walkway behind it. That way you can get to your dining room area. A sofa table behind it to define the space. This creates several smaller areas and gives the room some flow. It keeps the TV and FP from competing. Also, if you are in the kitchen you can easily talk while cooking if someone is in the LR. I hope I explained that clearly. Good luck, it's a great space.

Mary Thanks Kelly, we have thought of that option also., I guess when we repaint it, and have that wall taken down in the kitchen , that divides the rooms, and then paint a very light belge, or off white, then tile with the wood plank tile it will feel much larger. We will then be able to place the furniture around in different placements. I think that our Sofa is too long, and I really love white slipcovered look, so we may sell the leather ones, and buy two loveseats, which I think would fit much better in the room. I also want a new throw rug, even though we both love the black and white rug, it has never worked for us.

kmkh My first thought is TV and console on long wall, sofa facing it with back to dining table, loveseat against the stairs. A smaller chair ( cane rattan maybe?) could be placed in corner of window and tv wall, for extra seating.

The dining table and chairs have to be snugged as close as possible over to the wall opposite the TV with bench along the wall - the bench is perfect for that.

Ideally it would be great to have a console table or somekind behind the sofa, to dress up the view from the dining side, but I don't think you have the room. Live in it for a while and see.

Actually that's probably the best advice. it sounds like you are having major renovations done before you move in, so don't add to the stress. Get the work done, move in with current furniture, live with it all a while and then figure out what you need to add or change.

Mary @KMKH I thought of that option also, but I really think the long sofa is too long, I think you are also right about living there first..then feeling out where we will place the furniture. Probably getting rid of our long sofa is the best thing to do, its creating a problem all the way around..We just bought that last year too..UGG!
I love the sofa table behind the couch to separate the rooms, I thought of that also. I think the hardest thing for me is to have everything, including the kitchen in the same room. I have always had separate rooms, if the space was bigger, it would not be such a challenge.

Samantha Parsons Im with everyone else, the black has got to go. If you pick a color, like navy blue, or any shades of blue or pale green even (whichever hits the mark with you) I would suggest even painting your console unit, and getting throw pillows for the couch to match your theme. To tie the rooms together, the color you paint your console unit, you could also paint your kitchen chairs, and do a white kitchen table, ensure to incorporate a tall plant in a corner always says beachyness!

Please see the attached image for an idea of layout, one couch is more or less focused on tv unit (the longer couch), and the shorter couch focuses on the fireplace making both (depending on where you sit) focul points. Of course you can flip the couches depending on how they fit in the room.

Love your couches, that will be a great starting point to feeling beachy

Maddie I moved from a 3/3 townhouse with modern/leather / white furniture into a beach house 2/1 with sunroom. I got rid of all the black accents, & kept all the white and added seafoam accents...it all fit. You will be amazed! Actually everything is just closer together. I eliminated "fillers" I had in the large rooms. It was not cramped, it felt like a cozy beach cottage with lots of windows and light. This was years ago so no pix. Move in first and then start eliminating.

Daniel Dionne Designs llc Hi Mary. I really like Kelly's recommendations and I might offer a slight space saving variation, so:
Place the TV and media unit on wall to the left of the stairway with the sofa facing it. Instead of placing the dining table by the slider, why not put it AGAINST the back of the sofa. Now it becomes both a dining and sofa table. You could use your bench and two chairs every day and when you are entertaining, pull it out and add the other two chairs. When not in dining use, the two extra chairs could be used in bedrooms, vanity perhaps, etc. This will allow you to use your loveseat perpendicular to the fireplace, for seating there, and still give you room for two chairs. On the TV end, add a chair and ottoman to the right of the TV, beneath the stair rail and another, probably smaller chair to the left side. This give you two clearly defined seating areas (each will seat 4-5 people) separated by a compact but functional dining area and provide great balance and flow to the space. See what you think... Mary Great idea Daniel, when the tile is in, we plan on sliding that furniture in every design pattern that we can think of. HAHA My only concern with the sofa facing the TV is that it is 91 inches long, and the room isnt that deep, not enough to accommodate that, I guess when we get in there, we will try it though. Don't you think that 2 love seats would work better? I really love white, and have always had a white sofa, so I am thinking 2 white cotton slipcovered beachy loveseats would work better . we are excited to be moving within 3/4 mile of the beach, but didnt anticipate the headache of the furniture placement. In my idea book, I have styles that I love. Thanks Daniel.

JWinteriors Hi Mary... I would recommend a love seat in the center of room with a coffee table in front of it and 2 chairs placed on angles on either side of TV and console. Farm table butts up to the wall and out, giving you more room to maneuver. With the kitchen wall gone, you will have a larger mouth to get into the room from the stairwell. Definitely play up your fireplace. Add a mirror for reflection...keep your wood pieces white for roominess with the exception of the farm table...but pair it up with white chairs. Add a chandelier 31" or so above table. Sandy tan walls will keep things crisp.

Daniel Dionne Designs llc Mary, if the room is 15.4 wide, the sofa will fit, facing the end wall with ease, despite the 91" length. (half the room width, nearly exactly)

Amanda Cohen If there is enough room, it would be great to put the TV over the fireplace. Then you can have your sofa against the wall that is perpendicular to the stairs. That way the conversation is toward the kitchen. You can get some accent chairs to face the fireplace and the sofa(on angles that satifsfy you). In the remaining space near the breakfast bar, you can put your table set and enjoy :) good luck and have fun I your new home :)
